Access Statement

Introduction

The Old Shippon is a stone built barn conversion on a quiet North Devon lane, The Old Shippon is accessed off a flat parking area, with a well maintained path gently sloping to the property.

Pre-arrival

    • We have an extensive website, with photographs of all the rooms.
    • Bookings / enquiries can be made directly from the website via email, telephone or letter.
    • All guests are provided with written directions to the property and postcode for Sat Nav systems.
    • This access statement is available on our website and in the 'Welcome File' in the cottage.

Arrival and Car Parking Facilities

  • Ample Parking is available adjoining the garden outside of the property.
  • There is a small wooden gate leading into the garden of the cottage.
  • There is a gentle slope down the path leading to the property. There is a large doormat in the entrance porch, with a low wooden threshold strip.

Main Entrance and Reception

  • The main entrance is the front door through the porch from the garden. The key to this door is issued to our guests on arrival or left behind stone owl in entrance porch.
  • The front door is 195cm high and 85cm wide, with the hinge on the right. The keyhole is 90cm high.
  • The door opens into the dining/living area. There is a light switch on the wall to the right of the door for the first set of lights. The floor is a traditional oak plank floor and there is a small doormat on top of the flooring and is of a contrasting colour.
  • On the dining table is the 'Welcome File', which has all details about the cottage within it.

Open Plan Dining Room and Kitchen

  • The floor is laid with wooden engineered oak planking.
  • The dining table is 183cm long x 87cm wide x 77.5cm high.
  • There are 6 dining chairs available.
  • The oak stairs lead off from the living area and they have a handrail on the right hand side.
  • There are 19 steps in total and they are 20cm high, 80cm wide and 24cm deep
  • The kitchen area has an external farmhouse style door, 84.5cm wide by 200cm high, leading onto the patio.
  • The kitchen work surfaces are 91cm high and 59.5cm deep and are made of oak.
  • There is a integral washing machine and dishwasher.
  • There is an induction hob at 91cm high and a low level electric oven.
  • Above the hob is an extractor with built in lights.
  • There is a built in fridge freezer.
  • There is a fire blanket wall mounted in the kitchen.
  • A microwave oven is also available.
  • The kitchen is lit by recessed spotlights.
  • The whole area is heated by underfloor heating.

Lounge/Living Area

  • The floor is engineered oak plank.
  • There is 1x 2-seater sofas and 1 x 3-seater sofa and 1 x armchair, which are all movable.
  • The lounge is lit by recessed spotlights and a lamp.
  • There is a TV with remote control and a DVD player with remote control.
  • There is a gallery above accessed via stairs with bean bags, light and bookshelves.
  • There is a coffee table 41cm high, 105.5cm wide and 61.5cm deep. There are magazines and games.
  • The lounge has underfloor heating.

Laundry

  • There is a front-loading washer/dryer machine available in the kitchen, built into the units. The washing machine is 60cm wide and 87cm high. A clothes drying rack, pegs, iron and ironing board are all in the under stairs cupboard on the lower level.

Downstairs Hallway

  • Hallway with family bathroom and 3 bedrooms leading off.
  • There is small under-stairs cupboard containing ironing board, iron and cleaning equipment.
  • The hallway is lit by spotlights and wall lights.

Downstairs Bedrooms

Bedroom 1:

  • Door 72.5cm wide by 196cm high - hinged on the right. Carpeted with a light brown with dark brown flecks short pile carpet.
  • There is a metal-framed double bed 143.5cm wide by 47cm high x 195.5cm long.
  • All bedding is cotton mix with feather and down pillows and quilt.
  • The space to the left of the bed is 89cm wide
  • The space to the right of the bed is 104cm wide.
  • There is a large built in wardrobe - door 69.5cm wide by 197cm high.
  • Books and DVDs are on a small shelf unit in the room.
  • The room is lit by a 3-bulb spotlight and 2 bedside lamps.

Bedroom 2:

  • Door 70.5cm wide by 196cm high - hinged on the right. Carpeted with a light brown with dark brown flecks short pile carpet.
  • There is a metal-framed double bed 141.5cm wide by 48cm high x 193.5cm long.
  • All bedding is cotton mix with feather and down pillows and quilt.
  • The space to the left of the bed is 130cm wide
  • The space to the right of the bed is 55cm wide
  • There is a double wardrobe and drawers.
  • The room is lit by a 3-bulb spotlight and 2 bedside lamps.

Bedroom 3:

  • Door 72.5cm wide by 196cm high - hinged on the right. Carpeted with a light brown with dark brown flecks short pile carpet
  • There are 2 single metal beds, each being 90cm wide by 53.5cm high by 188cm long.
  • All bedding is cotton mix with feather & down pillows and quilts.
  • Between the beds is a gap of 37cm
  • There is a set of drawers.
  • The room is lit by a 3-bulb spotlight and a bedside lamp.

Family Bathroom

  • Door 72.5cm wide by 195cm high - hinged on the right.
  • Floor laid with grey non-slip tiles
  • Toilet seat height is 43.5cm
  • Distance between toilet and bath is 50cm
  • Sink height is 83.5cm
  • Bath dimension are 59cm high by 178cm long by 68cm side with one end being slightly wider at 86cm
  • There is a wall-mounted shower over the bath and glass shower enclosure.
  • The room has a wall mounted heated towel rail
  • The room has underfloor heating.

Outdoor Facilities

  • Exiting from the lounge there is a porchway leading onto a path with a patio area to the right with large round table and 6 chairs.
  • The patio built of man-made stone cobbles.
  • There is a gentle slope up to a garden area and second patio.
  • There is a small bistro type table with seating for two on the top patio, which is also made of man-made stone.
  • There is a barn for secure storage bicycles, along with additional freezer.
  • The garden is fully enclosed, with a sloping lawn and flower borders.

Additional Information

  • A welcome pack is provided consisting of bread, butter, milk, homemade cake or biscuits.
  • The cottage is stocked with kitchen essentials, such as, washing up liquid, kitchen roll, salt, pepper, ketchup, olive oil, vinegar, tea bags, coffee, sugar, non-bio washing powder, dishwasher tablets.
